💬 Política de Cuotas por Propiedad
📏 Asignación de Tarifas
A cada propiedad se le aplica una tarifa basada en:
- Su tamaño en metros cuadrados
- Un porcentaje de las áreas comunes de la comunidad
📅 Opciones de Pago
Las cuotas se facturan anualmente y pueden pagarse:
- Mensualmente
- Trimestralmente
- Semestralmente
- Anualmente
💡 Descuento por Pronto Pago:
Los propietarios que paguen el total anual antes del 28 de febrero recibirán un descuento equivalente a un mes.
⚠️ Intereses por Mora
- Las cuotas no pagadas antes del 31 de diciembre generarán un interés del 6% sobre el saldo pendiente.
- Las propiedades con deuda superior a tres meses tendrán las tarjetas de acceso desactivadas hasta regularizar la situación.
🚫 Restricción para Venta de Propiedades
Las propiedades no podrán venderse hasta que:
- Todas las cuotas estén pagadas en su totalidad
- El administrador emita una "Carta de no adeudo"

Each property is assigned a fee based on:
- Its square meter size
- A proportional share of the community's common areas
📅 Payment Options
Fees are billed annually and may be paid:
- Monthly
- Quarterly
- Semi-annually
- Annually
💡 Early Payment Discount:
Owners who pay the full annual amount before February 28 will receive a one-month discount for prompt payment.
⚠️ Late Fees & Interest
- Fees not paid by December 31 will incur a 6% interest on the outstanding balance.
- Properties with unpaid fees over 3 months will have their access cards deactivated until payment or a payment plan is arranged.
🚫 Property Sales Restrictions
Properties cannot be sold until:
- All fees are paid in full
- A "Letter of No Debt" is issued by the administrator
